What replacement actually means

A replacement is not a new surface, it is a new assembly. We remove every existing layer, expose the deck, and rebuild from the sheathing up so each component can do the job it was designed for. That is the only way to know what is under your covering, and the only way to warranty what goes on top of it.

Most of the failures we are called out for are not shingle failures. They are flashing details, missing ventilation, and decking that lost strength years ago. Those are the things we fix while the roof is open.

How we price it

Pricing is by measured roof area, pitch, layer count, and access, plus a published per-sheet rate for any sheathing that needs replacing. You see that rate before we start, so day-two surprises are arithmetic rather than negotiation.

How we work

Four stages, and you know what happens in each one.

Walk-through & documentation

We photograph every elevation, measure actual roof area, check attic ventilation, and probe for soft decking before writing a number.

Written scope & fixed pricing

You receive a line-item scope with a per-sheet sheathing price, the flashing plan, and both warranties in writing. No verbal add-ons later.

Tear-off & deck repair

Everything comes off to bare deck. Compromised sheathing is replaced and photographed, and the site is swept magnetically at the end of every day.

New assembly & final walk

Underlayment, ice and water shield, flashing, covering, and ridge ventilation go on in sequence. We finish with a walk-through and a photo record of each layer.
